County Durham · Tyne & Wear · Teesside
Refurbished houses in the North East, already tenanted, from £58,000.
We buy off-market, refurbish to the Durham Decent Homes Standard and put a tenant in before you complete. Everything we hold is below — what it costs, what it earns, and what it's worth.
Three things stop everyone.
You're not short of money. You're short of a straight answer — so these come before we ask you for anything.
“It's 300 miles away and I've never been.”
You're welcome to come and view any property in person — plenty of buyers do. If a trip north isn't practical, we'll book a live video walkthrough and take you round room by room while you ask questions, usually within the same week.
“Where's the catch in the price?”
There isn't one, but the discount isn't cash either — it's equity. You realise it when you sell, or when you refinance. We often suggest refinancing later to release some of it against the next purchase, though that's entirely your call, and we've left it out of every return figure on this page.
“What if the tenant stops paying?”
Then you have a bad year. We've costed exactly how bad further down — including an eviction and a boiler in the same five years. Better you read it here than discover it later.

Every figure is total investment — purchase, refurbishment and our fee. No form, no email.

Everything we hold right now.
Whatever is genuinely unreserved this morning — some months five, some months thirty. Open any pack to read the first page; add the ones you want and we'll send them all together.
Where to send them.
Seven pages each — comparable sales, the full deduction from gross rent to money in your account, the five-year model with and without growth, and the refurbishment file.
Add or remove as many as you like — including from the list below — and they all download on the next page.
Your money is already doing something.
Compared on capital actually deployed, not on your whole budget — so both sides weigh the same money.

In property
The harder version.
Worked on a typical purchase — a two-bed at £68,000 letting at £525 a month. Not a specific property, so it holds whatever is in stock.
A typical purchase — £68,000 all in, letting at £525 a month. Now assume every one of these lands in the same five years.
That is the worst case we can build honestly — a void, a boiler, an eviction and five flat years, all at once — and it still beats leaving the money in the bank. Only just, and you will have done considerably more work for it. In a normal five years you are around £21,900 ahead. That is the real shape of it: a floor that holds even when everything goes wrong, and a decent ceiling when it does not.
People who have done it.
Three buyers, in their own words. Two adding to a portfolio, one buying her first.
“Great service. I wanted to keep buying but I don’t have the time to find properties myself. That’s the whole reason — Jaime finds them, runs the numbers and my portfolio keeps growing.”
“Buying in the UK from America sounded like it would be complicated. It wasn’t — they handled the parts that would have been difficult from this distance.”
“My first investment property, and far less stressful than buying my own home was. Everything was covered and the process was clear the whole way through. The rent comes in every month now, and I’m waiting until I can buy another.”
Two mobile numbers, not a contact form.
Whoever you speak to stays with you from the first call through to completion.

Conveyancing starts on both sides. We supply everything that's asked for.
Income begins
The tenant is already in place, so rent starts the month you complete.
£3,000 is the only decision you have to make today.
Not the purchase price, not a mortgage, not a commitment to the full amount. Three thousand pounds takes the property off the market, and the whole of it comes off the total investment figure shown. If no exchange takes place, it is refunded.
The ones people actually ask.
Why invest in property rather than leave money in the bank?
Cash sitting in savings tends to lose value in real terms over time. Property in the right areas offers both a tangible income return and long-term capital growth. The North East delivers yields of 10%+ and is forecast for strong price growth.
Why buy through Akoya rather than sourcing my own property?
Independent purchasing carries risks including hidden costs and structural problems. Our properties are identified off-market, negotiated below market value, refurbished consistently, and vetted for rental viability before they reach investors.
Do I need to buy with cash?
Cash is preferred, as it lets you move quickly and access the best deals, though bridging finance is available. Standard buy-to-let mortgages can be arranged post-completion.
What does the refurbishment include?
Work covers boilers, electrical upgrades, damp-proofing, bathrooms, kitchens, glazing, decoration and flooring. All relevant certifications are provided.
Are these properties already tenanted?
Yes. All properties listed as Live have an active tenant in place — either on a standard AST tenancy or a social housing contract.
What type of tenants are placed, and is rent guaranteed?
Tenants undergo credit, reference and affordability checks. Social housing placements are council-referred with local authority backing. We do not offer a formal rent guarantee scheme.
What does ongoing management involve, and do I have to use your recommended agent?
Recommended partners charge approximately 8–10% + VAT monthly. Services include vetting, deposit registration, rent collection, inspections and maintenance. There is no obligation to use the recommended agent.
Can I view the property before purchasing?
Yes. Viewings can be arranged, and video walkthroughs and full documentation are available for investors at a distance.
What is the reservation process?
A £3,000 reservation takes the property off the market that day, and the full amount comes off the total investment figure shown. ID, address and proof of funds are certified within seven days. If no exchange takes place, the £3,000 is refunded.
Why do I see 10% yields quoted and 7.6% on the property cards?
They measure different things. Gross yield is annual rent against the purchase price, and on our stock that is usually above 10%. Net yield is what reaches your account after management, insurance, compliance and a maintenance provision, measured against the total investment rather than just the price. That lands around 7 to 8%. Both are on every card so you can see the gap rather than have it explained on a call.
What are the ongoing costs I should factor in?
Management fees of 8–10% of rent, gas safety certificates around £75 a year, electrical reports every five years at around £180, and EPC renewals as needed.
How hands-off is investing with Akoya?
